Tennessee Lighting Upgrade Incentives for Multifamily Properties

  • The Tennessee Valley Authority (TVA) offers substantial incentives for businesses upgrading to energy-efficient LED lighting. Rebates are available for indoor, outdoor, and street lighting upgrades, with incentives covering up to 70% of material costs. To qualify, projects must be pre-approved, and applications should be submitted through a TVA-vetted contractor from the Preferred Partners Network (PPN). Eligible projects include fixture replacements and control upgrades to LED systems.

  • MLGW, in partnership with TVA, offers incentives covering up to 70% of the cost for small businesses to upgrade to energy-efficient LED lighting. This program aims to help businesses reduce energy costs and improve lighting quality. Eligible businesses must be located within the MLGW service area.

  • Tennessee's Home Energy Rebate Programs, funded by the federal Inflation Reduction Act, provide rebates for energy efficiency retrofits. For multifamily buildings, rebates can reach up to $400,000, depending on income qualifications and energy savings. Rebate amounts vary based on modeled energy savings and the percentage of households with incomes below 80% of the Area Median Income (AMI).

  • Administered by the Tennessee Housing Development Agency (THDA), the Multifamily Weatherization Assistance Program assists income-eligible multifamily properties with five or more units. The program provides free energy assessments and may offer upgrades such as LED lighting, insulation, and air sealing to reduce energy costs and improve resident comfort.

  • Pathway Lending offers financing options for energy efficiency and renewable energy projects, including lighting upgrades, HVAC replacements, and solar installations. Financing can cover up to 100% of project costs, with loan amounts up to $5 million, depending on the project's scope and eligibility.
