North Dakota Lighting Upgrade Incentives for Multifamily Properties

  • Administered by the North Dakota Department of Commerce, the ECG Program assists political subdivisions in making energy efficiency improvements to public buildings. While primarily focused on public entities, multifamily property owners may explore eligibility for projects that include lighting upgrades. Awards are available up to $100,000, with a 50% cash match required. Projects are considered on a first-come, first-served basis and are subject to funding availability.

  • In 2024, the U.S. Department of Energy provided grant funds totaling $1.6 million to the State of North Dakota for energy-related efficiency applications by smaller communities and counties. While the program targets public entities, multifamily property owners in eligible areas may explore opportunities for lighting upgrades through local government coordination.

  • Under the federal Inflation Reduction Act, North Dakota offers the Home Energy Rebate Programs (HER & HEAR) to support energy efficiency improvements in residential and multifamily buildings. These programs provide rebates for energy-efficient upgrades, including lighting improvements. Eligibility criteria and rebate amounts vary based on income levels and project specifics.

  • The 179D Deduction allows for a tax deduction of up to $5.00 per square foot for energy-efficient improvements in commercial buildings, including lighting upgrades. This federal incentive is available to property owners who meet specific energy efficiency criteria and can be particularly beneficial for larger multifamily properties.
