  • EmPOWER Maryland is a statewide initiative that provides financial incentives for energy efficiency upgrades, including LED lighting retrofits, through utility companies. The program is administered by the Maryland Energy Administration (MEA) in collaboration with local utilities.Greenervolts

    • BGE Smart Energy Savers Program: Offers rebates up to 80% for LED upgrades in commercial and multifamily buildings within the BGE service area.   • Montgomery County provides property tax credits for energy-efficient improvements in commercial and multifamily buildings:

    Existing Buildings: Owners can earn up to a 100% property tax credit against County taxes for two years for eligible energy efficiency improvements.

    Newly Constructed Buildings: Owners can earn up to a 100% property tax credit against County taxes for four years for constructing a new building exceeding current building code requirements.

  • Certain Maryland counties offer Property Assessed Clean Energy (PACE) financing, allowing commercial property owners to access 100% upfront, on-board financing for energy efficiency and renewable energy upgrades. The financing is repaid as a surcharge on the property tax bill and is transferable upon the sale of the property. This program provides a way to finance energy improvements without upfront costs.
