Maine Lighting Upgrade Incentives for Multifamily Properties

  • Efficiency Maine incentivizes high-efficiency screw-in LEDs at participating distributors across Maine. In most participating locations, prices are simply marked down, making it easier for multifamily property owners to upgrade their lighting fixtures

  • Efficiency Maine provides incentives for multifamily buildings with three or more units to upgrade to energy-efficient lighting solutions. Eligible upgrades include: Efficiency Maine

    • Interior LED Lighting: LED retrofit kits, new LED fixtures, and lighting controls. Efficiency Maine

    • Exterior LED Lighting: LED retrofit kits and new LED fixtures. Efficiency Maine

    • Distributor Pathway Lighting: High/low bay lamps, tubular lamps (T-8, T-5), and outdoor LED mogul screw-base replacement lamps. Efficiency Maine

    Incentives are based on the first-year energy savings, up to 50% of the measure cost .

  • For larger multifamily buildings, Efficiency Maine's Commercial & Industrial (C&I) Prescriptive Program offers fixed-price financial incentives for a predefined list of “off-the-shelf,” widely available efficiency measures. Typical measures promoted through this program include lighting fixtures, heating and cooling systems, and sector-specific solutions

  • For more complex or site-specific energy efficiency projects, the C&I Custom Program provides incentives for tailored energy efficiency and distributed generation projects that require site-specific engineering analyses. This program is primarily designed to overcome the barriers faced by Maine’s larger businesses and institutions when making investments in complex energy efficiency and distributed generation projects

  • Funded through the Inflation Reduction Act, this initiative offers rebates for qualifying efficient HVAC heat pump systems in new construction of multifamily buildings that will serve low-income households. Eligible projects may receive 100% of the project costs, up to $8,000 per dwelling unit, for qualifying whole-building HVAC heat pump equipment
